Heated Truck Mats from Martinson-Nicholls Warm Feet and Dry Floors of Commercial Vehicles

Stated company president Dan Ruminski, “Our tests indicate that a mat temperature of 115-120 degrees Fahrenheit is achieved both on the surface and the bottom of the mat, meaning it warms and dries itself while also drying wet floors.”

Market testing showed that drivers of all types of vehicles, especially those who were in and out of their vehicles several times a day, found that their shoes and pant bottoms remained dry and comfortable. The City of Rochester, New York, had a problem with ice build up on the floors of their refuse trucks causing problems for drivers who were constantly in and out of the truck cabs all day. Mats were wired to a switch on the truck dashboard for easy use.

The Ohio Department of Transportation, O.D.O.T., had a problem with migration of salt water into the electrical system of the truck. Salt was tracked into the cab by drivers’ boots when they refilled their trucks with salt several times a day. According to their drivers, the deep groove construction of the Heated Truck Mat trapped the water which was then evaporated by the 120 degree heat before damaging the truck wiring.

Commercial Roofing Takes a Beating in Wintry Weather, Say Roof Consultants

Winter has two faces: A snowy wonderland or a serious threat to rooftops. Blizzards, freeze-thaw cycles and frigid temperatures place extraordinary stresses on commercial roofing systems and, while most are designed to withstand harsh wintry conditions, roof failures can occur when these systems are pushed beyond their limits.

?Heavy snow is a major concern,? says Blair Baxter, of Baxter Roof Consultants in the Calgary area of Canada. ?Clogged drains and leaks are others.? Baxter is an RCI member as well as a registered roof consultant (RRC).

RCI Inc., an international association of professional consultants, architects, and engineers who specialize in the specification and design of roofing, waterproofing, and exterior wall systems, is offering tips to building owners, facility managers and property supervisors on how to keep their building secure this winter.

?When snow removal is necessary, using the wrong shovel on a single ply roof can be a big mistake,? says Baxter. ?Many roofs are ruined that way.? For this reason, a roof consultant should be considered a valuable partner in proper snow removal, potentially saving a building owner the cost of repair resulting from shovel damage failures.

According to Baxter, the best safeguard against winter calamities is routine inspections just before and just after winter. Minor problems with drains, flashings, copings and so forth can be repaired before winter. Spring is the time for identifying major defects such as split membranes caused by wintry weather. Major roof repairs or reroofing should be scheduled for the summer and fixed well before winter arrives.

A building?s drainage is also at risk during wintry weather. Snow and ice can obstruct drains and build up during freeze-thaw cycles. This ice can get under flashings, copings, drains and joints and wreak havoc on all types of roofing systems. A roof consultant has the experience and knowledge to identify and correct problems before they become catastrophic.

?Most buildings are designed to withstand the worst case scenarios of wintry weather,? says Ray Wetherholt, PE/RRC/RWC, of Wetherholt and Associates, Kirkland and Olympia, WA, ?but if a design flaw becomes apparent, extraordinary measures may be required in the winter.?

For example, heating tape may need to be installed around drains to alleviate ponding and ice build-up. ?Because of the energy costs to melt ice and snow, heat tape is not an ideal solution but may be the only way to avert a disaster if the building is prone to this problem,? says Wetherholt, who is also an RCI member.

Each type of roofing system presents its own strengths and weaknesses. An RCI member can determine when a roof is no longer reliable or can assist the owner or property manager in obtaining the routine maintenance required for the roof to survive another winter. Building owners often replace their roofs as soon as the warranty expires even though it could provide several more years of reliable service life. An experienced RCI member can assess the condition of the roof and may recommend maintenance to keep the roof viable for an additional number of years.

By their code of ethics, RCI roof consultant members are objective in their selection of roofing products. They know how to cooperate with manufacturers to obtain accurate technical information about the reliability and performance of roofing products and their suitability for a particular application. Importance of Snow Removal; Doing it Right Can Reduce Liability for Apartment and Commercial Building Owners

It should not come as a surprise that the Twin Cities area ranks high as a metropolitan area known for snow removal and winter safety. The area has an average annual snowfall of 45.3 inches and an average of 100 days per year with at least one inch of snow cover. Not only does snow fall from October through March, it can be preceded, mixed with or followed by rain, freezing rain or sleet.

Keeping sidewalks clear of snow and ice is the neighborly and safe thing to do in winter. In the City of Minneapolis apartment and commercial building property owners must clear sidewalks after the end of a snowfall within four daytime hours; in St. Paul property owners have 24 hours to remove snow.

According to Troy Norberg, General Manager for Tru-Serve, a Twin Cities facilities maintenance services company, ?Apartment, commercial and nonprofit building owners are better off removing snow immediately to avoid problems later, especially when rain and heavy snow is involved.?

Slip-and-fall accidents can be common during the winter months. Thorough snow removal can help in preventing such accidents, but ongoing maintenance to keep sidewalks and steps dry will help reduce the liability property owners could face.

Norberg has seen all levels of quality and quantity when it comes to snow removal and he advices Tru-Serve customers to call immediately to remove snow from their properties.

Tips for Snow Removal

The sooner snow is removed the less likely ice will form
Shovel snow from sidewalks on all side of the property
Shovel the full width of the sidewalk
Shovel to the concrete and remove all ice
Use salt to melt the ice, if necessary and maintain updated salt logs (i.e. location, date, time, etc.)
Once the sidewalk is cleared, sprinkling a little sand can help prevent slipping
Shovel around garbage cans and recycling bins
Pile snow on the property rather than in the street or the alley
Use the proper snow removal equipment to avoid back injuries
Arrange for snow removal during planned vacations

Norberg recommends keeping sidewalks clear throughout the winter to avoid complaints from residents, renters, and visitors. One complaint could lead to fines from the city and nearly every city has an ordinance declaring snow removal from sidewalks as the responsibility of the property owner, tenant, or both.

Bank of America Tower at One Bryant Park is First Commercial Skyscraper in U.S. to Achieve LEED Platinum

The Durst Organization, Bank of America and the U.S. Green Building Council (USGBC) today announced the Bank of America Tower at One Bryant Park in Midtown Manhattan has achieved LEED Platinum certification. This marks the first time in U.S. history that a high-rise commercial office building has attained the highest LEED green building rating for environmental performance and sustainability.

The Bank of America Tower, located on Sixth Avenue and 42nd Street, was certified Platinum under the LEED Core & Shell designation, recognizing the entire design and construction team for its pioneering approach to providing occupants with cleaner air and more natural light, while conserving energy and other natural resources within the building.

The 55-story, 2.1 million square foot Bank of America Tower, designed by Cook + Fox Architects, utilizes a wide range of high performance environmental strategies and technologies to enhance the health and productivity of its tenants, reduce waste, and promote environmental sustainability. An exquisitely clear, high-performance glass curtain wall permits maximum sunlight and views to the outdoors while blocking unwanted heat. An advanced under-floor air delivery system allows for individual control of heating and cooling and provides clean filtered outside air.

Efficient power comes from an on-site cogeneration plant, which works in concert with an ice-storage system to reduce the building’s peak energy demands. The tower will also capture and re-use nearly all rainwater and sink water, saving millions of gallons of precious drinkable water each year.
